Membership
The Desrochers Homeowners’ Association (DHOA) is a not-for-profit organization governed by the Alberta Societies Act, RSA 2000, c S-14. Established to ensure the long-term maintenance and management of certain enhanced features and amenities within the community, the DHOA sets the desired course for the use of common landscaped areas and contributes to the DHOA’s ongoing financial sustainability.
As part of the Desrochers Villages area development plan, NAC, the developer for Desrochers, designed features to enhance the visual appeal of our community. These enhanced features are not serviced by the City of Edmonton’s regular maintenance program. As a condition of development permit approval, the City mandated the establishment of a Homeowners’ Association (HOA) to fund and maintain these enhanced features.
To fund the HOA, an encumbrance is registered on each property in Desrochers Villages with Alberta Land Titles. A copy of the encumbrance was provided to you by your legal representative upon the purchase of your property. As a property owner in Desrochers, you automatically become a member of the Desrochers Homeowners’ Association.
Governance
The DHOA Board is governed in accordance with the Alberta Societies Act and Bylaws set and agreed upon by the DHOA Board of Directors.

What is an HOA?
A Homeowners’ Association (HOA) is a non-profit organization that oversees the standards and guidelines for the community. It also makes financial decisions regarding the upkeep and maintenance of the amenities and enhanced features of Desrochers that are not managed or serviced by the City of Edmonton.
What are the HOA fees used for?
The DHOA annual fee funds the maintenance of our communities enhanced features, amenities and their administrative costs. These include:
- Maintenance of common areas within Desrochers, as shown on the DHOA Areas of Responsibility Map, (Map in the Resources section.)
- Community entry signage and boulevards, fountains in the Desrochers Pond, landscape features, picnic tables and landscaped plant beds.
- Wood screen fence maintenance bordering major roadways and interconnecting community walkways.
- Administration and other expenses at the discretion of the Desrochers Homeowner’s Association, Board of Directors.
How often do I pay HOA fees?
The DHOA annual fee is paid to fund the DHOA’s contractural and administrative costs for our fiscal year of April 1st until March 31st of the following year.
All DHOA property owners are obligated to pay the annual fee funding the long term maintenance of our community, as per the registered encumbrance on each property owners land title.
How much do HOA fees cost?
The current annual fee is $175 (GST included,) per property.
The annual fee is based on the DHOA’s Operations Budget and is reviewed and determined each year by the DHOA Board of Directors.
Unpaid fees are subject to interest and any legal or collection costs.
